Woodbridge NJ: UPS Store coming to Avenue & Green in downtown – My Central Jersey
WOODBRIDGE – A special delivery is coming to the township.
The UPS Store will be opening a location at Avenue & Green, Prism Capital Partners’ new multifamily and retail community, at the corner of Rahway Avenue and Green Street.
The 1,100-square-foot UPS Store will provide a variety of retail shipping, postal, print and small business services. The store will also offer mailboxes, passport photos and notary services.
“UPS provides a great service, starting first at our level in our building, even though we have a mail room and a package room, state of the art,” said Bob Fourniadis, senior vice president, residential, Prism Capital Partners.
“I don’t think you can ever have too many resources for people to either mail things out or receive them the way this economy is going,” Fourniadis said.
Fourniadis said the store will not only benefit the occupants of the building, but the township as a whole, as well.
“I think they provide a good service. I use them myself, to mail things, to get packages, to get things weighed, and I know I’m not alone,” he said. “But I think where we are, it’s a nice central location. We have parking in front of the store. For a quick in-and-out, that type of business which UPS specializes in, I think it’s going to be a great asset for the community, as well as our building.”
A spring 2022 opening is planned.

Fourniadis said it is a multi-year lease, with an initial term with extension options. The lease marks the second retail commitment at Avenue & Green. LeGrand Coffee House is set to open its first brick-and-mortar shop in January 2022.
And more are in the works. There are six retail spaces in total in the building.
“We are in the final stages of negotiating one tenant who’s going to take two of those spaces,” said Fourniadis. The combined square footage of these two spaces is just under 4,000 square feet, he said.
“There’s the eastern end cap and we’re negotiating, we’re on the third draft of the lease for that, and then the western end cap, we’re negotiating the terms of a letter of intent, so there will be three more tenants coming to the center in addition to LeGrand Coffee House and The UPS store,” he said, adding the two end caps are approximately 2,100 square feet.
LeGrand Coffee House was started by Eric LeGrand, who sustained a spinal cord injury at his C3 and C4 vertebrae while playing football for Rutgers University in October 2010, paralyzing him from the neck down.

“Eric reached out to us about a year before we had sticks out of the ground and I got to know him really well,” Fourniadis said. “Great guy, (I) enjoyed the relationship and I can’t wait to attend his grand opening.”
“He’s an incredible individual. He hasn’t let the injury slow him down,” Fourniadis said of LeGrand. “He decided to open up a coffee house and wanted his flagship store to be in his hometown.”
That hometown being Woodbridge.
“Woodbridge, geographically, is the kind of center of our immediate universe,” said Fourniadis, with “the Turnpike, the Parkway, Route 1, Route 9, 287, 440, all converging right there. It’s got a great, charming little downtown.”

Avenue & Green has10,500 square feet of street-level retail topped by 232 rental apartments with a mix of studio, one- and two-bedroom homes. As far as the residential spaces in the building, Fourniadis said they were up to having 83 leases signed. About 40 people have already moved in.
“It must be kind of cool for them,” Fourniadis said of the residents who have already moved into the building. “Thirty to forty (people) have this 400,000 square foot building to themselves for a while, so they must be enjoying it.”
